Reason to consider a 1031 Exchange.

Preserving capital and putting that capital to work for you is possible through a 1031 Exchange.  Do not ignore this opportunity.  Many landowners who sell land are not even aware of their options to defer capital gain taxes.  Nearly all baby boomer landowners have a low-cost basis in their land and are subject to significant capital gain taxes.  These can be deferred during their lifetime.  A Pifer’s specialist can provide you with the information you need to consider a 1031 Exchange.
Capital gain taxes can be deferred.  Your broker or land auctioneer should always ask the question: “ If you sell your land what is your likely capital gain tax liability?”  Not asking this question is irresponsible.  In many circumstances, the landowner’s sale of land will be subject to a capital gain tax liability.  Determine what this liability potentially is and develop a strategy that will defer the tax and preserve your capital.
